We build this calendar into our schedule, including rescheduled collections in weeks with a public holiday, and stick to the local rules on when bins can be put out.
Cleaning for co-owned buildings in Brussels and the surrounding area

Frequently asked questions from syndics and co-owners
How often should communal areas be cleaned?
For a small building without a lift, one visit a week is often enough. A larger building, with a lift, a car park or heavy foot traffic, needs two or more visits. We assess this during the site visit.
Who puts the bins out in weeks with a public holiday?
We do. The municipality’s collection calendar, including any changes, is built into our schedule; if an extra visit is needed, it is provided for in the contract.
What do you do about bulky waste and fly-tipping?
Removing it is not part of the cleaning service. We report it to the syndic with a photo, so they can call in the municipality’s collection service or Bruxelles-Propreté.
Are the windows in the communal areas included?
The entrance door and hall glazing are wiped at every visit. Stairwell windows and glass roofs can be added to the contract a few times a year.
How can occupants give feedback?
In the cleaning log on display in the building, or through the syndic. We reply to the syndic, who remains our point of contact.
Do you clean up after building work in the communal areas?
Yes: after the renovation of a hall or stairwell, a post-construction clean restores the communal areas before regular cleaning resumes.
Who decides on the cleaning contract in a co-owned building?
Usually, the co-owners’ general meeting votes on the budget for cleaning the communal areas and may choose the company. The syndic then signs the contract on behalf of the association of co-owners and oversees it. A detailed quote, zone by zone, makes it easier to compare offers at the general meeting.
Is cleaning the gutters, roof or boiler included?
No. This is technical work or work at height, which should be left to a roofer or a heating engineer. The floor of the boiler room and the meter room can, however, be swept as part of the regular cleaning.
How is the price of communal area cleaning worked out?
It depends on the building: the number of floors and apartments, a lift, car park or cellars, how often we visit, putting the bins out and any areas scheduled separately. We first visit the building, free of charge, then you receive a detailed quote within 24 working hours, easy to present at the general meeting.
Can the cleaning contract for the communal areas be ended?
Yes. The contract is flexible: it can be ended with the notice period set out in the contract, and invoicing is monthly.
Do you work for small co-owned buildings without a professional syndic?
Yes. In a small co-owned building, one of the co-owners often acts as syndic: they become our point of contact and receive the quote.
